This (xterm -fa monospace) works but not 100% correct.
(At least in combination with UTF-8). I stopped using it.
Compare man pages in gnome-terminal and xterm carefully.

For example 'man grep' in an xterm shows 
       −A NUM, −−after context=NUM
instead of 
       −A NUM, −−after‐context=NUM
