Please assure me that:

/sbin/ifconfig eth0:0 xx.xx.xx.10 netmask 255.255.255.0

Is this the valid netmask " 255.255.255.0" for static IP address for this machine
you mentioned????

it will be "ifconfig eth0:0 xxxxx netmask 255.255.255.255 "
