If a file /system/maintenance.html exists these rules redirect everything to it:

  RewriteCond %{DOCUMENT_ROOT}/system/maintenance.html -f
  RewriteCond %{SCRIPT_FILENAME} !maintenance.html
  RewriteRule ^.*$ /system/maintenance.html [L]

Whe you are done rename the file or whatever.
