Here is what I have... which works for me, to do things the way you are asking for...
I've tailored this to match your addresses, though.  So this should work directly for you.
Now, I've not 'tested' your config, simply adapted your addresses to mine.
 
There might be better/easier ways to do this, too....  I'd welcome feedback.
 
I've looked for a good resource or three that would serve as good documentation for DHCP.
